The stress rate: how the bank tests you
When the bank assesses whether you can carry the loan, it uses a stress rate well above the rate you are offered. It is derived like this: the average rate 2.91 percent plus 3 percentage points, floored at 6 percent, rounded to a whole percent. Right now that makes the stress rate 6 percent.

What is the stress rate?
The rate the bank uses when it tests whether you can carry the loan. It sits several percentage points above the rate you are offered, currently around 6 percent. If your finances handle the stress rate, they also handle a rate rise.
Why do households pay different rates?
The rate is set individually based on loan-to-value, income and how much other business you bring the bank. Two households buying the same home can pay different rates. That makes the average the honest benchmark, and it is often a starting point for negotiating.
