The figures build on pairs of asking and final prices from openly published broker listings. The deal count (n) is shown per row. A low asking price inflates the gap, so "over asking" does not mean "over market value". Municipalities with fewer than 30 deals are not shown.
What is a normal bid premium?
It varies a lot between municipalities and over time. In hot markets the median sits several percent over the asking price, while more than 4 in 10 homes in 2025 sold under asking. Check your municipality in the table and turn the percentage into kronor at your price level.
Is the asking price a teaser price?
Usually not. According to the Swedish Estate Agents Inspectorate (FMI), a teaser price ("lockpris") is an asking price set substantially below what the agent has judged the home to be worth. A final price above asking is not in itself proof of a teaser price: the bidding sets the price.
Why is my municipality missing?
We only show municipalities with at least 30 deals where both the asking and the final price are known. With fewer deals the median could be driven by a handful of homes, and then it is more honest to show no figure at all.
Can I expect the final price to land on the median?
No. The median describes past deals, and the spread within a municipality is wide. Use it as a starting point when you set your maximum bid, and work out what each step over the asking price does to your monthly cost.
