What does renovation cost in Sweden? Guide prices per room and job 2026

Expect the big renovations to cost in the hundreds of thousands of kronor, not the tens of thousands. A new bathroom often lands at 80,000 to 300,000 kr, a kitchen at 30,000 to 400,000 kr depending on the level, and a re-laid roof at a couple of hundred thousand. Here are the guide prices per room and job for 2026, so you can estimate what a house actually costs to own before you bid.

One thing first: no authority sets renovation prices. The figures below are indicative guide values from the building trade price and quote sites, not official amounts. They vary widely with the home condition, size, materials and region. Use them to estimate roughly, and always get your own quotes before you decide.

The ROT deduction lowers the labour cost

The ROT deduction takes off 30 percent of the labour cost, so not the materials, and at most 50,000 kr per person per year. If you own the home together, you can get up to 100,000 kr a year between you, which goes a long way on the big villa jobs like roof and drainage.

Two things to keep track of. The deduction applies only to the labour, so on a kitchen renovation where much of the cost is material, the effect is less than 30 percent of the total. And the temporary rise to 50 percent applied only to the second half of 2025. If you see a site claiming ROT is 50 percent in 2026, it is out of date; 30 percent is what applies.

The price-per-square-metre trap

Be careful with per-square-metre prices, especially on roofing. One site may quote roof tiles at under 200 kr per square metre and another at over 1,500 kr. The low figure is often just the material; the high one is the complete job with stripping, battens, underlay and fitting. The complete figure is the one to budget for. Always ask whether the quote is for material or a finished job, otherwise you are comparing apples and oranges.

How to use the figures before buying

Renovation is a future cost however nice it looks at the viewing. Judge the need from the age of the expensive parts, and add up what is due over the coming years.

  • Ask the agent when the roof, facade, windows, bathroom, kitchen, electrics and pipes were last replaced
  • Compare against the typical lifespan of each component; one with little life left is a coming expense
  • Read the inspection report and add the jobs it flags
  • Deduct ROT on the labour part, but count the material in full
  • Weigh the sum into your bid; a home that needs a new roof and bathroom is worth accordingly

A renovation need is no reason to walk away. It is an item you can put a figure on in advance, and negotiate from, instead of discovering it after you take possession.

Watch out that some prices cover only the materials, so always ask whether the quote is for the complete job.
