How we calculate

Your net proceeds are what you really keep once the sale price has paid off the outstanding loan, the agent fee and the other selling costs. That is the figure to count on for the next down payment, not the sale price.

Parcelhusreglen: your own home is usually tax-free

If the home served as your residence during ownership and the plot is under 1,400 m2, the gain is usually tax-free. If you never lived there, for example in a parental purchase, the gain can be taxable as capital income.

The agent is paid by you as seller

The agent fee is not set by law and can be negotiated. Beyond the fee you typically pay for the condition report, electrical report, energy label and half the owner-change insurance yourself.
