What does the purchase cost in fees?

On top of the down payment come the purchase costs. Registering the deed is the fixed state duty, and the mortgage charge is another. See what you need extra.

How we calculate

The purchase costs are what you pay on top of the down payment to register the home in your name. Registering the deed costs a fixed 1,850 kr plus 0.6 % of the price, and registering the mortgage charge costs 1,825 kr plus 1.25 % of the loan (cut from 1.45 % on 1 January 2026).

A co-op avoids the deed duty

In a co-op you buy a share, not real property, so there is no deed duty, only a charge on the share and your property lawyer. The estate agent is paid by the seller, so that cost is not yours.

Budget for them

The costs cannot be financed like the price, so you need them in cash on top of the down payment. Budget about 4,450 to 10,000 kr for a property lawyer.
