Selling a home in Denmark: is my profit tax-free? Parcelhusreglen and net proceeds
Is your profit on a home sale tax-free? How the parcelhusreglen and the 1,400 m2 rule work, what you as seller pay yourself, and what you actually keep from the sale in Denmark.

The short answer: if you sell your own home and it has served as a residence for you or your household during ownership, the profit is as a main rule tax-free under the parcelhusreglen. The exception is mainly about the size of the plot.
The parcelhusreglen and the 1,400 m2 rule
Two conditions must be met: the home has served as your residence during ownership, and the land is under 1,400 m2. If the land is 1,400 m2 or larger, the sale is still tax-free if public authorities declare that the plot cannot be subdivided into a separate building lot, or if Vurderingsstyrelsen judges that a subdivision would reduce the remaining area or buildings by more than 20 %. The rule applies only to individuals.
Holiday home? The sommerhus rule in brief
For summer and holiday homes a similar rule applies: the profit is tax-free if you or your household have used the home privately during all or part of your ownership, and the same area condition is met. The owner bears the burden of proving the private use.
When the profit is taxable
If the home never served as your own residence, for example a parental purchase or a pure rental property, the profit is taxable under property-gains tax. The profit is the disposal sum minus the acquisition sum, where the acquisition sum is increased by 10,000 kr. for each year of ownership. It is taxed as capital income.
What you pay yourself as seller
The agent fee is not set by law and can be negotiated, as a fixed amount or a fixed amount plus commission. Beyond the fee you typically pay for the condition report, electrical report and energy label yourself, and you share the ejerskifteforsikring bill with the buyer: the agent obtains two offers, and you pay half of the cheaper one. A good agent is a partner in the sale, so it is about understanding what you pay for, not doing without advice.
The process and what you actually keep
The overall flow: valuation and choosing an agent, condition and electrical reports plus energy label, marketing and viewings, purchase agreement, and finally registration and completion. Your net proceeds are the sale price minus repaying the loan, the fee and selling costs, plus any capital-gains tax if the home is not covered by the parcelhusreglen.
