Ejendomsmæglersalær (estate agent fee)

The estate-agent fee (ejendomsmæglersalær) is the commission you as seller pay the agent to sell your home in Denmark. It is not fixed by law and is negotiable, and on top of it the seller usually pays for the condition report, electrical report, energy label and half the ejerskifteforsikring premium.

The fee is agreed either as a fixed amount or as a fixed amount plus commission. Because it is not set by law, you can negotiate it and gather offers from several agents.

As a guide, the fee is often around 1 to 2.5 % of the sale price. Total selling costs for the fee and marketing usually land at 30,000 to 80,000 kr. These are industry figures, not fixed prices.

Beyond the fee, the seller typically pays for the tilstandsrapport, elinstallationsrapport and energy label. You also share the ejerskifteforsikring bill with the buyer: the agent obtains two offers, and you pay half of the cheaper one.

A good agent is a partner in the sale. The point is to understand what you are paying for and what can be negotiated, not to do without advice.
