A maintenance plan is the association's multi-year schedule for when the roof, facade, installations and other building parts must be maintained, and what it costs. For owners' associations under the standard bylaws it is effectively mandatory: the board must prepare it and present it to the AGM for approval.

The requirement arrived with the standard bylaws from 29 November 2020 and applies to owners’ associations that have not adopted valid separate bylaws.

A credible plan is your best defence against unexpected common expenses. It shows what must be done and when, and how the association plans to pay for it.

A missing or very thin plan is a warning sign. Deferred maintenance does not disappear, it ends up as future common expenses or loans that you help pay.

Ask for the latest maintenance plan before buying, and compare it with the association’s budget and savings.
