Ejerforening (owners association)

An ejerforening is the mandatory association of all owners in a Danish condominium building. Membership is automatic, and the association runs the upkeep of the shared building parts. Owners are liable only pro rata by fordelingstal and subsidiarily, not jointly.

Membership is compulsory. Buy a condominium flat and you are automatically a member, paying common expenses by your fordelingstal.

Liability is personal but limited. A creditor must first claim payment from the association’s common funds before pursuing an individual owner, and your share matches your fordelingstal.

A reserve fund (grundfond), the association’s savings for larger works, is voluntary in principle but must be set up if at least a quarter of the members demand it.

The association’s finances and maintenance plan decide your future common expenses, so read the accounts and AGM minutes before buying.
