Common expenses for the land, insurance, administration and upkeep are split between owners by fordelingstal. A larger flat pays proportionally more.

Liability is personal, pro rata and subsidiary. Pro rata means your share of the debt is limited to your fordelingstal, and subsidiary means a creditor must first seek payment from the association’s common funds before pursuing you personally.

As a buyer you therefore do not inherit the whole of the association’s debt, only your fordelingstal share of it.

The fordelingstal appears in the condominium register and can only be changed under the rules in the bylaws, often by a qualified majority.
