Generalforsamling (general assembly)

The generalforsamling is the highest authority of a Danish co-op or owners’ association, meeting at least once a year. A co-op fixes the andelskrone here, within the statutory ceiling, and approves the accounts and budget. This is effectively where your future housing costs and the share price are decided.

The andelskrone is fixed at the general assembly within the maximum set by andelsboligforeningsloven § 5. The minutes show the adopted andelskrone.

The accounts and budget are approved at the ordinary general assembly, and that sets the boligafgift for the coming year.

In owners’ associations under the standard bylaws, presenting the maintenance plan is a fixed agenda item, and major decisions usually need a two-thirds majority by count and fordelingstal.

Minutes from the latest general assemblies reveal coming works, fee increases and conflicts. Read them before buying, they tell you more about your future finances than the listing does.
