Ejendomsmægler (estate agent)

The estate agent is the seller’s adviser, paid by the seller to secure the best deal for the seller. The agent must act lawfully and fairly toward you as a buyer, but does not represent your interests, so many buyers get their own property lawyer to review the deal.

That the agent works for the seller is not a problem, it is just important to know. It means the advice at the viewing has the seller’s interest in mind.

As a buyer you have two counterweights: your own research on sale prices, which gives you a realistic price level, and your own property lawyer, who reviews the purchase agreement and documents.

The property lawyer also handles settlement, that is drafting and registering the deed and preparing the apportionment statement.

The agent’s fee is paid by the seller and does not affect your right of withdrawal or your costs as a buyer.
