How we calculate

On 1 April 2026 a new mortgage act replaced Finansinspektionen’s regulations. The mortgage cap rose from 85 to 90 percent of the home value, so the minimum down payment fell from 15 to 10 percent of the price.

The tightened amortisation requirement is gone

Until 31 March 2026, households with loans above 4.5 times gross yearly income amortised an extra percentage point per year. That requirement is gone. The base requirement remains: 2 percent per year when the loan exceeds 70 percent of the home value and 1 percent between 50 and 70 percent.

Top-up loans and the old figures

When extending the loan on a home you already own, the cap is 80 percent of the value. The old figures in the calculator are historical: they show what applied before 1 April 2026 and do not change.

What changed in the mortgage rules on 1 April 2026?

The mortgage cap rose from 85 to 90 percent of the home value, the down payment requirement fell from 15 to 10 percent of the price, and the tightened amortisation requirement at debt ratios above 4.5 was removed. The base amortisation requirement remains.

Do I still have to amortise?

Yes. The loan is amortised at a minimum of 2 percent per year when it exceeds 70 percent of the home value and at least 1 percent between 50 and 70 percent. Below 50 percent there is no requirement.

How much less down payment do I need?

The requirement fell from 15 to 10 percent of the price. For a home costing 4 million kr the difference is 200 000 kr.

What applies when I extend an existing loan?

For top-up loans on a home you already own, the cap is 80 percent of the home value under the 2026 mortgage act.
