How we calculate

The net proceeds are what remains once the loan is repaid, the broker has been paid and the capital gains tax is settled. That sum becomes the down payment in your next purchase, so work it out before bidding on something new. The selling price is a guess until the contract is signed, which is why the answer shows as a span.

How the profit is calculated

The profit is the selling price minus the selling costs, the purchase price, the improvement costs and, for apartments, the capital contributions. 22 percent of the profit is paid in tax. Improvement costs cover new builds, extensions and conversions with no time limit, plus improving repairs from the last five years, and they need receipts to back them up. Capital contributions are your share of the association’s amortisation during your ownership; the figure is usually available from the association.

Deferral: postpone the tax interest free

If you buy a replacement home you can defer the tax on the profit, up to 3 million kronor per home. The deferred amount must be at least 50 000 kr. Since 2021 the deferral carries no yearly interest, so the money can work as the down payment in your next home rather than being paid in at once. The tax is due the day you sell without buying again.

If you sell at a loss

If you sell at a loss no capital gains tax is paid. Half the loss is deductible against capital income, which gives a 30 percent tax reduction on that part. The reduction arrives with the tax return the year after the sale, so the money is not there on completion day.

How much tax do I pay on the profit?

The tax is 22 percent of the profit: 22 thirtieths of the profit is taxed at 30 percent. The profit is counted after deducting the broker fee, the purchase price, improvement costs and, for apartments, capital contributions.

Which renovations can I deduct?

New builds, extensions and conversions are deductible no matter when they were done. Improving repairs, work that raised the standard compared with when you bought, are deductible if done within the last five years and cost at least 5 000 kr in a year. Keep receipts and invoices.
