Grunnbok (the land register)

The grunnbok is a public register held by Kartverket. It shows who holds title to (owns) a property, and which encumbrances are registered on it, such as mortgages for loans, servitutter (easements) and other burdens.

Before a purchase, the agent checks the grunnbok so you know the seller actually owns the home and what rights and obligations come with it. At settlement, the money is released to the seller only once your deed is registered free of any encumbrances you are not meant to take over.

You can order a grunnbok extract yourself to see the same information. If an encumbrance is unclear, ask the agent to explain what it means for you as the buyer.
