Overtakelse is the day you take over the home: you walk through it together, read the meters and get the keys, while the purchase price is settled through the oppgjør.
Overtakelse is the day you take over the home from the seller. You carry out an overtakelsesforretning, a joint walkthrough where you go through the home together, read the electricity and other meters, and you receive the keys.
During the walkthrough you check that the home is in the agreed condition described in the tilstandsrapport, that any fixtures included in the sale are in place, and that no new damage has appeared since the viewing. If something is wrong, it should be noted in the handover protocol, which both parties sign.
Overtakelse is tied to the oppgjør: the money is settled through the agent’s client account, and the skjøte is registered. The purchase price is released to the seller only once everything is in place. Turn up well prepared, with meters and the protocol ready.
