Oppgjør (settlement)
The oppgjør is the financial side of the purchase: the price is paid into the agent's client account and released to the seller only once the skjøte is registered.
The oppgjør is the financial conclusion of a home purchase, handled by the estate agent or a dedicated settlement firm (oppgjørsforetak). The purchase price is paid into a client account (klientkonto), where the money is kept separate from the agent’s own funds and belongs to you until the deal is completed.
The agent ensures that the skjøte is registered and that the grunnbok is cleared of encumbrances you are not taking over, such as the seller’s previous mortgage. Only once the skjøte is registered in your name is the money released to the seller. This protects both parties: you get a clean property, and the seller gets paid.
The oppgjør takes place around the overtakelse but is a separate process. If you pay cash, the full amount must be in place in time; if you borrow, the bank pays it into the client account. Make sure your financing is ready well before the settlement date.
