An aksjeleilighet is a flat where you own a share in a housing company (boligaksjeselskap) with a right to live there; it is an older ownership form (mostly pre-1960) with no dokumentavgift.

It is an older ownership form, used mostly in buildings from before 1960. A share is not real property, so you are exempt from the 2.5 percent dokumentavgift, just as in an andelsleilighet. The flat may carry fellesgjeld, so reckon the total price as the purchase price plus your share of the joint debt. Read the articles of association and check the company’s finances and any letting or resale restrictions, which can be stricter than in a borettslag.
