Aksjeleilighet (housing-company share flat)

An aksjeleilighet is a flat where you own a share in a housing company (boligaksjeselskap). The share gives you the right to live in a specific flat, while the company owns the building. It is an older ownership form, used mostly in buildings from before 1960. A share is not real property, so you are exempt from the 2.5 percent dokumentavgift, just as in an andelsleilighet. The flat may carry fellesgjeld, so reckon the total price as the purchase price plus your share of the joint debt. Read the articles of association and check the company’s finances and any letting or resale restrictions, which can be stricter than in a borettslag.
