Eierseksjon (freehold condominium unit)

An eierseksjon is a freehold flat in a sameie: you have the exclusive right to use your own unit and own a share of the property, and you pay 2.5 percent dokumentavgift.

An eierseksjon is a freehold flat (selveierleilighet) in a sameie. You own your home as real property with the exclusive right to use your own unit (bruksenhet), and at the same time own a share of the common areas and the plot together with the other unit owners. The sameie is governed by the eierseksjonsloven. Because an eierseksjon is real property, you pay 2.5 percent dokumentavgift on the purchase price, unlike an andelsleilighet. The felleskostnader cover running and maintenance of the common areas, and an eierseksjonssameie normally does not take on large joint debt the way a borettslag can. Read the articles of association and the latest annual accounts, and include the dokumentavgift in your total price.
