Selling price (myyntihinta)
The selling price is the part of a home's price you pay yourself: an offer is usually made on the selling price, but a home's real price is the debt-free price.
The selling price (myyntihinta) is the sum you pay from your own pocket or with a loan. It does not include the housing company loan’s debt share, which still falls on the home through the monthly charge (yhtiövastike). That is why the selling price often looks smaller than the home’s total cost.
An offer is usually made on the selling price, and it is negotiated as part of the deal. This is worth remembering when you compare homes: two homes can look equally priced by their selling price, but the debt share can be very different in size.
A home’s real price is the debt-free price, meaning the selling price plus the debt share. When you want to know what a home really costs, always add these together. You can see the debt-free price in the listing details or in the property manager’s certificate (isännöitsijäntodistus).
A practical tip: check the listing for both the selling price and the debt-free price. If only the selling price is shown, ask for the debt share so the comparison stays honest.
