Condition survey (kuntotutkimus)

A condition survey is a deeper investigation than a condition inspection, in which structures are opened up to find out the real condition of a risk point or, for example, the plumbing.

A condition survey (kuntotutkimus) goes deeper than the surface. In it a structure is opened and measured so that the real condition of one uncertain point, such as the plumbing, a drain, or a structure exposed to moisture, can be found out. This is what separates it from the lighter condition inspection (kuntotarkastus), which is based mostly on sensory observation without opening up structures.

The survey is usually ordered when a risk list or a condition inspection raises a single point that needs to be confirmed before the purchase or before a major repair. The first plumbing condition survey is recommended at about 20 years of age, when you get an estimate of the remaining life of the pipes and drains and of how soon a pipe renovation is ahead.

The result helps with pricing and timing. If the survey shows a structure to be in good condition, a big worry is removed. If it reveals a defect, you know the scale of the repair before you commit to the purchase. Ask for the report in writing and see which points the surveyor recommends keeping an eye on or repairing.
