How we calculate
The transfer tax is the tax you pay on acquiring a home. The amount depends on the type: for an apartment (shares) it is 1,5 % of the debt-free price, for real property (a house or plot) 3 % of the purchase price.
First-home buyers pay too
The first-home transfer-tax exemption ended on 1.1.2024. It applies only to purchases whose deed was signed by 31.12.2023, so budget for the tax even when buying your first home.
For shares, the tax is on the debt-free price
For an apartment the tax is on the debt-free price, which includes the debt share on top of the sales price. A large debt share does not reduce the tax. Report and pay the tax yourself within two months of the purchase.
