The strongest anchor is what comparable, recently sold homes actually traded for, that is the sale price, not what they were advertised at. Also compare with the public property valuation as a rough reference. Two homes with the same asking price can have very different realistic prices.

Read days on market as negotiating room

Days on market is the number of days a home has been for sale. Long days on market signal room to bid under, short days on market in a fast market mean less room. It varies strongly by municipality and season, so compare where possible with homes sold at the same time of year.

Bids are secret, and the seller chooses freely

In Denmark you typically do not see other bids, and the seller is not obliged to accept the highest. Other terms, like completion day and conditions, can weigh as much as the price. A clean, well-timed bid with a sensible completion can beat a slightly higher bid with conditions.
