Salgspris (sale price)

The sale price is the price a home actually traded for, not the price it was advertised at (the udbudspris). Recent sale prices on comparable homes nearby show what the market really pays, so those are what you anchor your bid to.

The asking price is the seller’s wish. The sale price is what buyer and seller finally agreed.

Many homes sell below the asking price, but by how much varies with rates, area and supply. Sale prices should always be read locally, not as a national average.

When you assess a home, look at sale prices for sold neighbouring homes of the same type and size, not at what they were advertised for. That is the strongest anchor for a realistic bid.

Also compare with the public property valuation as a rough reference, and with the days on market, which shows how much negotiating room there is.
