Masonry villa, about 1920-1940

Solid brick houses, but the classic points are damp in basement walls without a damp course and older roofs nearing the end of their lifespan. Rising ground damp and flaking plaster in the basement are typical signs. Have the roof and basement assessed if they have not been renovated.

1960s-70s prefab houses

The era’s prefab houses have several known risk constructions: flat or low-pitched roofs with a short lifespan, lightweight concrete and joints that can give cold bridges and damp, and eternit roofs with asbestos. These are not faults in themselves, but points to have assessed. Flat roofs should always be checked for age and tightness.

Asbestos and PCB in the period about 1950-1988

Eternit roof and corrugated sheets typically contain asbestos up to the ban on roof sheets in 1988. An intact roof is low risk, the danger arises during working and removal, which is governed by Arbejdstilsynet rules. PCB was used in sealants and double glazing until 1977. For these build years, mark the roof, joints and double-glazed units as something to investigate.

The 1970s energy houses and newer builds

After the energy crises came more insulation, but also constructions where damp can collect if the vapour barrier or ventilation fails. Newer houses have fewer toxins but can have other weaknesses like leaking flat roofs or damp in wet rooms. Even a new build deserves a look at wet rooms and ventilation.
