Bygningssagkyndig (building surveyor)

The appointed building surveyor (beskikket bygningssagkyndig) is the technical expert who writes the tilstandsrapport under the Danish home-inspection scheme. Being appointed means they are authorised for the task, but the report only covers what is visible and immediately accessible, so a clean box means “no visible signs”, not “no faults”.

Hidden structures, areas behind furniture and under floors are not part of the review. A house without red markings is therefore not proof of a fault-free house, only that the visible conditions were in order that day.

The tilstandsrapport is combined with an elinstallationsrapport, required since 1 May 2012, and together with an offer of ejerskifteforsikring they form the home-inspection scheme.

Use the report as a good starting point, not a full guarantee. Where there are concrete risks, it pays to order a supplementary inspection from your own surveyor.
