Kommunale avgifter (municipal fees)

Kommunale avgifter are the fixed fees the municipality charges for services tied to the home: water, sewage, waste collection, and chimney sweeping. On average they come to around 17,000 kr a year, but the amount varies a lot from one municipality to the next.

This is a recurring ownership cost on top of the loan, electricity, and maintenance, and it applies whether the home is a selveier or a borettslag. In a borettslag, water and waste are often paid through the felleskostnader instead.

Kommunale avgifter are not the same as eiendomsskatt: the fees pay for concrete services, while the property tax is a tax the municipality may choose to levy. Find the actual amount in the sales prospectus and add it to the yearly ownership costs.
