Energiattest (energy performance certificate)

The energiattest is the document that gives a home an energy label from A (most energy-efficient) to G (least). It is mandatory when selling or renting, so a home on the market should have a valid certificate in the sales prospectus.

The label reflects expected heating demand and energy use. A low grade (E, F, or G) often means higher electricity bills and can point to measures such as added insulation or a new heat source, which in turn affect the yearly ownership costs.

The energy grade is an indicator, not a guarantee, and should be read together with the home’s age, the tilstandsrapport, and what you can expect from a home of the same age. Use the energy label to estimate heating costs and possible upgrades before you bid.
