Eiendomsskatt (property tax)

Eiendomsskatt is a municipal tax each council chooses whether to levy; for homes it can be at most 4 per mille of the assessed value.

Eiendomsskatt is a tax each municipality decides for itself whether to levy. Many municipalities have no property tax on homes at all, while others use it to fund local services.

Where it exists, the rate for homes and holiday homes can be at most 4 per mille of the assessed value (the general ceiling is 7 per mille). Four per mille of a 3 million kroner assessment is 12,000 kr a year. Many municipalities sit lower and also apply a tax-free base deduction.

Because both the rate and the assessment basis vary from one municipality to the next, check the figure where the home actually lies, not a national average. Eiendomsskatt is a fixed annual cost alongside the kommunale avgifter, so fold it into the yearly ownership costs before you bid.
