How we calculate
A bid is binding from the moment the agent receives it. So the most important preparation is not the bid itself, but the limit you set in advance. The max bid is the ceiling from your financing certificate minus the purchase costs, which come on top of the price and must be covered from the same money.
The costs eat into the ceiling
On a freehold home the document duty is 2,5 % of the purchase price, plus a registration fee of 545 kr for the deed and 545 kr for the mortgage document. If you bid on a co-op home you avoid the document duty, but then your share of the joint debt comes on top of the bid.
Leave a buffer
The ceiling is the top the bank will lend you, not a target to hit. Set your own bid below the max shown here if you want room for moving costs and a rate rise. Write the number down before the round starts, and stick to it.
