Omkostninger (purchase costs)

Omkostninger are the buying fees on top of the purchase price, mainly the 2.5 percent dokumentavgift on a selveier home and the 545 kr registration fee.

Omkostninger is the collective term for the fees you pay when buying, on top of the purchase price itself. On a selveier home the big item is dokumentavgift at 2.5 percent of the purchase price, plus a tinglysingsgebyr of 545 kr for the deed and 545 kr for the mortgage document.

A borettslag is exempt from dokumentavgift. There you pay only a small eierskiftegebyr to the cooperative’s business manager, so the costs are much lower. Omkostninger must be paid with your own cash at completion and cannot be financed the same way as the purchase price. On a 5 million kroner selveier, the dokumentavgift alone is 125,000 kr. Always include omkostninger when you work out what a home really costs you.
