How we calculate
BSU (housing saving for young people) is a savings account for those under 34 buying their first home. You get a 10 % tax deduction on what you save, and the money counts as equity when you apply for a mortgage. The bank requires at least 10 % equity, and this calculator shows when you reach it.
The tax deduction is a yearly bonus
You get 10 % of what you save deducted from your tax, but only on up to 27 500 kr a year. Save the full amount and that is 2 750 kr less tax that year. In total you can save 300 000 kr in BSU, through the year you turn 33.
Short on equity?
If saving does not get you all the way, there are two common routes: a guarantee from parents (they pledge their own home) or a startlån from the municipality. Both can cover the gap up to the equity requirement, but the bank still stress-tests that you can handle the interest.
