Overtagelsesdag (completion day)
The overtagelsesdag is the day the home passes to you as the buyer. From that point the risk for the property passes to you, so your building insurance must cover from this day, and an apportionment statement is drawn up with completion day as the cut-off.

Risk passing means that damage after completion is generally yours, not the seller’s. That is why the insurance must be in force from day one.
An apportionment statement (refusionsopgørelse) is an account of the running costs the seller has prepaid, for example property tax and insurance. They are split between you with completion day as the cut-off.
The remaining purchase sum is released to the seller once the deed is registered without remarks, so the money flow ties to completion.
Agree the completion day clearly in the purchase agreement, and make sure insurance and financing are ready for exactly that day.
