How we calculate

Running costs are everything ongoing beyond the mortgage: heating, household power, water and sewage, waste, insurance and a reserve for upkeep. For a normal house it often lands around 50 000 kr a year, but heating alone can swing the total by tens of thousands.

Heating decides most of it

The gap between a heat pump (~8 000 kr/year) and direct electric (~40 000 kr/year) is the single biggest in the calculation. So always check the heat source in the listing and the energy declaration before you run the numbers on a house.

Upkeep is a cost even when nothing breaks

Roof, façade, windows and heating wear out and must be replaced over time. A common rule of thumb is to set aside about 1 percent of the home value a year. It is not a bill that arrives every month, but it is money you need to plan for to own safely.
