How we calculate
When you buy a house you register as owner with Lantmäteriet (the title deed) and raise mortgage deeds as security for the loan. You pay stamp duty on both: 1.5 % of the price for the title and 2 % on new mortgage deeds, plus a fixed fee of 825 and 375 kr.
Stamp duty uses the higher value
For the title, the price is compared with the assessed value and the duty is taken on the higher. Existing mortgage deeds that come with the home are free to take over, so you only pay 2 % on any new ones you need on top.
Apartment: no stamp duty
An apartment is not real property, so there is no title or mortgage deed. Instead the association charges a transfer fee and a pledge fee, usually a few hundred to a thousand kronor.
