Underhållsplan

A technical plan of a BRF (housing co-operative) building's future maintenance, when each job is due and what it is expected to cost.

An underhållsplan (maintenance plan) sets out what the housing co-operative’s building will need to maintain and replace over the years ahead, roughly when each job is expected and what it is estimated to cost. It is broken down by the building’s components, such as the roof, the facade, the stammar (the shared water and drainage pipes) and the windows, so that large future costs show up in advance instead of arriving as a surprise.

Since 1 January 2024, the ekonomisk plan (the financial plan registered for the co-operative) for new and newly converted föreningar (co-operatives) must include a technical maintenance plan that looks 50 years ahead. For older, existing co-operatives there is no general legal requirement to hold a current plan, but the co-operative does have to disclose whether it has one. If the plan is missing, or does not cover the big jobs, that is a signal to look more closely at the finances.

The plan is tied to your monthly fee. It is meant to link the co-operative’s long-term sustainability to the things that directly affect your own finances, such as the årsavgift (the annual fee you pay, usually split into monthly payments). The idea is that a co-operative that sets money aside gradually can smooth costs over time, while one that does not plan for things like a stambyte (a full replacement of the shared pipes) or facade work often has to raise the fee when the big jobs land.

Ask the broker for the underhållsplan and read it alongside the årsredovisning (the annual report). Look in particular at whether large items like the roof, the pipes and the facade are listed, roughly when they are expected, and whether the co-operative is saving for them. If you find no major work planned for the next few years, that is often a good sign. If you see expensive jobs coming up soon with no clear saving behind them, it is worth asking the co-operative how they plan to pay for it.
