How we calculate
The purchase costs are what you pay on top of your equity to have the home registered in your name. For a freehold home the document duty is by far the largest, 2,5 % of the price to the state.
A co-op avoids document duty
Co-op shares are exempt from document duty. You pay only a small registration fee for the share and the mortgage, 545 kr each. On a home of four million the difference from freehold is around 100,000 kr.
Budget for the costs
The costs cannot be financed by the mortgage the way the price can, so you need them on top of your equity. Include them when you work out how much you actually need.
