How much can you borrow in Norway?

Your budget is set by two hard limits in the lending regulation: your equity and five times your income. Here is the price you can reach.

How we calculate

How expensive a home you can buy is set by two hard limits in the lending regulation. One is the loan-to-value: you can borrow at most 90 % of the home value, so your equity must cover at least 10 % of the price. The other is the debt-to-income ratio.

Debt-to-income: at most 5 times income

Total debt may not exceed five times gross yearly income (the lending regulation, § 6). That includes all debt, not just the mortgage. It is often this limit that binds first, not the equity.

The bank stress-tests you

On top of that you must handle a rate rise of 3 percentage points, and at least 7 % interest (§ 5). Get a financing certificate before you bid, and work out the monthly cost at the price you actually aim for.
