Egenerklæring (seller's self-declaration)

The egenerklæring form is the seller’s own written answers about the home: known faults, past damage, renovation, damp, pests, and the like. It comes with the sales prospectus alongside the condition report. The form carries legal weight: if the seller withholds information or gives incorrect answers about something they knew or ought to have known, it can be a defect under the sales act (avhendingslova), and you may have a claim even though the home was otherwise sold with reservations. As a buyer, read the egenerklæring closely and hold it up against the condition report; if an answer is blank, vague, or conflicts with the report, ask the agent in writing before you bid.
