Boligselgerforsikring (seller's hidden-defect insurance)

Boligselgerforsikring covers the seller's liability for hidden defects after the sale, while boligkjøperforsikring is the buyer's own cover and mainly pays legal costs.

Boligselgerforsikring, formerly called eierskifteforsikring, is the insurance the seller takes out. It covers the seller’s liability if hidden defects surface after the sale, so an insurer handles any claim on the seller’s behalf. This is not the same as boligkjøperforsikring, the buyer’s own cover, which mainly pays the legal and case costs in a dispute rather than the repair itself. As a buyer, note in the sales prospectus whether the seller has boligselgerforsikring, because then you face an insurer if you complain about a hidden defect, and your own boligkjøperforsikring helps you pursue the case.
