A rate-adjustment loan (flexlån) has a variable rate re-fixed at set intervals: an F-kort adjusts every 6 months, an F1 yearly, an F3 every 3 years and an F5 every 5 years. Shorter intervals mean a lower starting rate but more frequent payment risk.

The rate is typically lower than a fixed rate at the outset. That makes the payment cheaper at first, but you carry the risk that the rate is higher at the next reset.
The F3 is today the most chosen new variable loan, more than one in three. F1 and F5 each make up about 18 %. An F5 gives longer calm than an F3, at a slightly higher rate.
If you want a variable rate, the bank stress-tests your budget harder, and in the larger cities the requirements are stricter. If your debt is high relative to income, the rules can rule out a variable rate entirely.
A rate-adjustment loan suits you especially if you have a strong budget and room for the payment to rise without it hurting.
