Bruksareal (BRA, usable floor area)

Bruksareal (BRA) is the floor area inside the home’s walls, meaning how much space you can actually use. From 1 January 2024 it is split into three parts: BRA-i is the internal area where you live, BRA-e is external area such as a separate storage room, and BRA-b is glazed-in area. Open terraces and balconies are not counted in BRA and are reported separately as TBA (terrace and balcony area), which makes listings more comparable because the internal living area now shows clearly as BRA-i. As a buyer, compare flats on BRA-i and read what sits in BRA-e and BRA-b, since a large storeroom or glazed veranda can inflate the headline figure without adding usable space where you live.
